A one-night deposit is required to secure your reservation. Once your request has been processed, we will charge your credit card to secure your reservation and send you an email confirmation. Deposit refunds are made via check if the cancellation is made 14 days or more in advance, less a $50 service fee.
C A N C E L L A T I O N S
No refund is given if cancellation is made less than 14 days in advance of reservation date. In the case of cancellation due to an emergency or weather, refund will be made at B+B's discretion. Deposits and reservations are non-transferable.
H O U S E R U L E S
- No pets allowed. (We have a resident cat who does not have access to guest areas, so the B+B is allergen-free.)
- Smoking inside the B+B is prohibited.
- Firearms and illegal drugs are not allowed.
The violation of any policy constitutes a breach in contract. Guest will forfeit deposit and be asked to stay elsewhere. Please call the B+B if you have any question about these policies. Thanks for your understanding!

What is a bed and breakfast?
A bed and breakfast is a private home that offers overnight accommodations for guests. We have three guest bedrooms with private bathrooms, and guests have access to public spaces like the living room and outdoor seating in the front yard.
How does it all work? We’ve never stayed at a B+B.
Check-in here is between 4 and 6 pm. Once you arrive, we greet you, show you around and answer any questions. Then make yourselves at home! Your room is completely private and we will not enter it unless you ask us to. We clear the bathrooms of trash and used linens daily.
When is check-in? Check-out? And when is breakfast?
Check-in is between 4 and 6 pm and check-out is at 11 am. Breakfast is served at 9 am. (The B+B is closed to check-ins between 11 am and 4 pm unless arrangements with guests have been made).
What are your rates?
All three of our guests rooms have the same nightly rate, and rates change with the season: from $169 in winter and spring to $239 in summer and fall (double occupancy, pre-tax). We have a 2-night minimum stay in the summer months and for fall weekends. All nightly stays include a very full breakfast. More on that a bit later...
Where do we park when we get there?
There is a reserved parking place for each guest room directly behind the B+B. Once parked, take the lighted walkway from the parking area alongside the house to the front door and turn the "key" to ring the bell.
What’s for breakfast?
Guests gather at 9 am in the breakfast room to in-season fresh fruit with yogurt, or citrus in winter months (our broiled grapefruit is very popular) and coffee, decaf or any variety of tea. We serve our signature house-baked scone or muffins, or on occasion a local baker's amazing coffee cake. The main course is a savory egg dish such as a frittata or scramble with different types of cheese, vegetables, and fresh herbs. Guests love our locally sourced bacon and sausage. Vegan, vegetarian and other special dietary restrictions are readily accommodated. We enjoy serving authentic Scottish food such as broiled tomatoes, “nips and tatties” (potatoes and turnips), or potato scones. With bread from a local baker, we serve toast with local preserves and butter.
Is your cat nice?
Pico is very affectionate, and a bit shy. He doesn't have access to guest areas in order to ensure that rooms remain allergen-free. (NOTE: to keep the B+B allergen-free, we are unable to host guest pets of any type.)
When did you start the B+B?
Melinda’s parents opened the B+B in 1999. Her mother Bonnie retired in 2013. Eager to become innkeepers, Melinda and David moved from downstate to assume daily operations of the business -- and have been delighted and gratified by the B+B's success!
Is there a curfew?
Not at all; guests may come and go freely.
Can we walk to town from the B+B?
Yes! We are very lucky to have such a walkable location. It’s about 4 blocks from the B+B to the paved trail along West Bay, which gives you access to beautiful beaches and the shoreline, as well as an easy walk into town. We’re just 3 blocks from Front Street, and the heart of downtown is just 7 blocks away (7/10 of a mile total).
How far is it to trails for hiking or biking?
The B+B is located within a mile of two extensive hiking trail systems, and just 4 blocks from the TART Trail where you can enjoy over 17 miles of easy biking -- into and all throughout Traverse City or up to Suttons Bay.
Can we walk to a beach?
Yes! We are within easy walking distance to the wonderful in-town beach at Clinch Park on Grand Traverse Bay. And it's just 25 minutes in the car to Sleeping Bear Dunes and Empire Beach, voted "most beautiful place in America" many times over the last few years. A quick look at any area map will show how easy it is to get to water from the B+B.

About the B+B
The house was built in 1896 in the Traverse City neighborhood of "Slabtown." Originally sided in wood planking ("slab" wood), the house exterior was "stoned up" in the mid-1920s with small, fist-sized cobblestones harvested from Old Mission Peninsula. The owners also added a blessing: "Whoever lives in this house will always have prosperity." And just to be sure, above the uppermost window on the front of the house, a ceramic piggybank was mortared in along with the stones. Money was placed in the bank, ensuring good fortune!
